Choosing The Right Mortgage Lender

When beginning your Home Buying Journey, the mortgage lender you choose to finance your new home is just as important as finding the right realtor to work with. Unfortunately, not all mortgage lenders are the same. Being issued a pre-approval letter means nothing if you can't get to the closing table. I've seen lenders kick out pre-approval letters without verifying anything other than credit scores and employment, leaving the buyer at risk of not closing and loosing their earnest money. Yes, there are lenders that are numbers driven and forget that there's an actual person on the other side of the deal.

Qualifying for a home loan is not just about credit and income, there's just more to it than that. When your file gets to the underwriter, they have system in place to skip trace and look over your entire financial history whether it shows on your credit report or not.

A good lender, before issuing you a pre-approval letter should be verifying Credit, Income, Job Status, Debt, Financial Statements, Tax Returns, Available Funds to Close and any other docs pertaining to your situation.

Yes, there are times that unforeseen situations occur where the deal just can't be done. But your Realtor & Lender should be putting you in the Best Position Possible as long as you are being upfront and honest with them. It's a team effort, so you have to do your part too.
